Commercial Real Estate Property Manager
Employment Type: Full-Time in office with family first owners
Reports To: Management Director
Position Overview
We are currently seeking a Property Manager to join our team in Fort Worth, TX. The Property Manager will be responsible for overseeing the operations of a commercial portfolio which includes Industrial, Office, and Retail assets in in the DFW area.
We are seeking a team player that wants to join a winning and growing team.
The ideal candidate has strong organizational skills, a background in accounting/bookkeeping, and the ability to multi task. Prior experience with commercial real estate in Texas is a plus but not required.
Key Responsibilities
Financial & Administrative Duties
- Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts
- Prepare and coordinate bid proposals and service contracts
- Assist in lease administration activities and keeping our database current
- Oversee maintenance of work order and purchase order systems
- Responsible for ensuring tenant information within data base is current and up to date
- Ensure Certificates of Insurance for tenants and vendors are up to date
- Responsible for leading regular inspections of properties with landscape and other service providers
- Participates in performance oversight of all service contractors who perform contract services
- Coordinate maintenance operations with Maintenance Manager
- Drive by properties weekly and perform quarterly inspections
- Review A/R reports and institute/manage the necessary collection efforts
- Develop the annual operating budget for each building
- Obtain bids from vendors for budget
- Ensure invoices are processed in accounting with appropriate back-up and according to established procedures
- Review and approve invoices for buildings in assigned portfolio
- Prepare annual CAM reconciliations
Tenant Relations/Retention:
- Handle and respond to all tenant calls within a reasonable time frame
- Develop a good working relationship with each tenant
- Generate Tenant Welcome Letter and Manual
- Coordinate tenants move ins and move outs, including furniture delivery and pick ups
Required Skills/Abilities:
- Excellent verbal and written communication skills
- Proficiency in Microsoft Office Suite, specifically Microsoft
- Excel
- Familiarity with Appfolio Property Manager software a plus
- Ability to interact with clients and provide top notch customer service
- Ability to problem solve
Qualifications
- Bachelor’s degree preferred but not required
- Minimum 1-3 years property management or real estate experience required
- Experience managing Commercial Properties desired
